Since 2023, short-term rentals of secondary residences on the Basque Coast have become increasingly complex.
Long-term rental has therefore emerged as an attractive alternative to maximise the return on your property.
We offer three types of rental solutions :
Unfurnished rental :
Unfurnished rental of your property for a renewable three-year term
This is by far the most in-demand type of rental.
The property becomes the tenant’s primary residence.
This type of lease ensures regular rental income and relieves you from condominium charges, housing tax and utility costs (water, gas and electricity), which are borne by the tenant.
Our agency takes care of finding a tenant by compiling a complete application file, drafting the lease agreement and carrying out the inventory of fixtures.
To protect against unpaid rent, we offer unpaid rent guarantee insurance. A bank or parental guarantee may also be accepted.
From a tax perspective, income from this type of rental is classified as property income and is subject to income tax.
You may choose between two tax regimes:

the flat-rate regime, if your property income does not exceed €15,000 per year. You benefit from a flat-rate allowance of 30%. As a result, 70% of your rental income is added to your other taxable income.

the actual regime, if your property income exceeds €15,000 per year. In this case, you may deduct expenses and charges such as loan interest, condominium fees, insurance premiums and certain works.
In the event of a property income deficit, this deficit may be offset against your overall income, thereby reducing your income tax.
Furnished rental
Furnished rental of your property for a minimum period of one year, tacitly renewable
The property becomes the tenant’s primary residence.
This type of rental ensures regular rental income and relieves you from condominium charges, housing tax and utility costs (water, gas and electricity), which are borne by the tenant.
Our agency handles the search for a tenant, the preparation of a complete application file, the drafting of the lease and the inventory of fixtures.
To protect against unpaid rent, we offer unpaid rent guarantee insurance. A bank or parental guarantee may also be accepted.
From a tax perspective, this type of rental falls under the industrial and commercial profits (BIC) regime.
If your rental income does not exceed €77,700, you will be subject to the flat-rate regime, which allows a flat-rate allowance of 50%. In this case, expenses are not deductible.
If your rental income exceeds €77,700, you will be subject to the actual regime. In this case, you may deduct expenses and charges such as notary fees, management fees, loan interest, condominium charges, insurance premiums, depreciation costs and certain works.

Furnished rental under a mobility lease (from 1 to 10 months)
This is a rental agreement with a fixed end date defined at the time of signing and governed by specific regulations.
The tenant must fall into one of the following categories:

professional relocation

temporary professional assignment

higher education studies

apprenticeship contract

vocational training
This type of rental is attractive due to its flexibility, as it may allow you to recover your property before the summer season.
The tax treatment is the same as for long-term furnished rentals.
However, demand remains limited while supply is high.
