The advantages of seasonal rentals
Thanks to the strong appeal of our region, seasonal rental represents an attractive alternative to both selling and traditional long-term letting.
It allows you to generate income from your property during vacant periods while enhancing its value through regular maintenance.
You also benefit from a favourable tax framework, namely the micro-enterprise or micro BIC regime. This provides a flat-rate allowance of 50% on rental income up to €32,900 (as of 2016).
Furthermore, if you choose to have your property officially classified, the allowance increases to 71% for rental income of up to €82,200.
The micro BIC system is particularly straightforward and requires neither accounting expertise nor professional assistance to complete your tax return.
If your actual expenses exceed 50% of your rental income, we recommend opting for the actual tax regime. This regime becomes mandatory if your rental income exceeds the €32,900 threshold for a non-classified property.

For example, Anne Gorgerat, based in Zurich, Switzerland, has represented Maisons du Sud-Ouest since 2014 and supports our Swiss and German clients.
Sophia Paulin, a Swedish national and founder and managing director of Biarritz Living, has become a key figure at Maisons du Sud-Ouest and is our main contact for Scandinavian clients.
